What happened in the local real estate market this spring?

The conclusion of June marked the end of the second quarter of the year, which is also the end of the spring market, and an opportunity to reflect on how the Victoria real estate market has evolved in recent years.
Over the course of the second quarter of 2026, inventory levels have steadily increased, while sales activity has varied by property type. Single-family home sales remained relatively stable, while condominium sales have moderated.
During Q2, 1,104 single-family homes sold through the Victoria Real Estate Board’s Multiple Listing Service®, compared to 1,138 in 2025, 1,078 in 2024 and 1,046 in 2023. Over the second quarter of 2026, condominium sales totalled 568, down from 657 in 2025, 645 in 2024 and 695 in 2023.
“The second quarter of 2026 continues the trend we’ve been reporting over the past months as inventory levels have gradually increased and created more choice for consumers,” said Victoria Real Estate Board Chair Fergus Kyne.
The increase in available inventory has helped create more balanced market conditions throughout the region.
“Our market remains active and balanced, but we’re no longer operating in the low-inventory environment that drove intense competition and pressure on pricing during the pandemic years,” Kyne added. “Today’s buyers have more options and more time to make informed decisions.”
