Now more than ever, home buyers, sellers, and anyone interested in the real estate market have access to an abundance of housing data.
From listing prices and sales activity to inventory levels and interest rates, there is no shortage of information available. The challenge is understanding which numbers provide the clearest picture of market conditions.
An excellent tool available to consumers and REALTORS® is the MLS® Home Price Index (HPI), a report generated using Multiple Listing Service® (MLS®) data.
Unlike average or median sale prices, which can be influenced by a small number of unusually high or low-value sales, the MLS® HPI is designed to provide a more accurate measure of market trends. The index analyzes the value buyers place on housing characteristics such as location, age, size, and number of bedrooms. Because the market’s assessment of these features tends to change gradually over time, the HPI offers a more stable view of home values and price trends.
For buyers and sellers, the Home Price Index provides valuable context beyond the headlines, helping identify broader trends and support informed real estate decisions.
