Chris Margetts is a local REALTOR®, and a Director of the Victoria Real Estate Board.

Margetts has not only supported many buyers and sellers with property transactions in the area, but also grew up in North Saanich and has family there still. When asked what is special about the region, Margetts notes that “North Saanich offers a lifestyle that is difficult to find elsewhere on Southern Vancouver Island.”

He shares what potential home buyers or sellers may consider when looking to this area of the Peninsula.

“Buyers should understand that while the municipality provides larger lots, privacy, and a more rural feel, it also comes with considerations such as well water, septic systems, and sometimes agricultural land regulations. For sellers, the key is showcasing not just the home, but the lifestyle, whether that’s ocean access, hobby farming, or the peace and quiet that draws people to the area. North Saanich is a market where local knowledge and proper due diligence can make all the difference.”

At the moment, there are 80 single family homes for sale in the area, starting at just over 1 million dollars, up to $16 million.

Condos and townhomes are scarce in this municipality, with only one condo and one townhome currently listed for sale.
