The Greater Victoria Summer Real Estate Market
What can you expect this summer if you are selling or buying a home?
Published June 27, 2026
Summer in Victoria is a beautiful time of year, and though it doesn’t represent peak season for the residential real estate market in most years—that usually happens in the spring—it can still be an excellent time of year to make your move.
If you are planning to spend some of your summer vacation buying or selling a home, here are some things to consider about the summer market, according to local REALTOR® and Past Chair of the Victoria Real Estate Board Dirk VanderWal.
“The summer season is a more relaxed time of year to operate in. With lots of people on holiday, the pace of the market is a bit slower, which is nice for people who like to have more space for decision-making.”
Generally, June is the peak month within the summer, with activity waning through to the summer’s end.
Adds VanderWal, “August is usually second only to the Christmas season as the slowest time of year for home transactions. And just like in December, there are pros and cons to that time of the market. You may see a lower volume of buyers and sellers, and that can sometimes create opportunities for deals that may not be available during more active periods of the market.”
