Getting to know: Metchosin
What’s happening with the real estate market in one of our local municipalities

Bev Berger is a local REALTOR®, the Chair-Elect of the Victoria Real Estate Board, and has supported many buyers and sellers with their property transactions in Metchosin.
When asked about her experience with folks considering a move to Metchosin, Berger notes, “Metchosin has always appealed to buyers looking for a quieter lifestyle with more space, privacy, and a connection to nature.”
What do these buyers need to consider when they contemplate a move to a more rural, but still very central, area of Greater Victoria? Berger speaks from her own lived experience.
“Having lived on a rural property myself with a well and septic system, I think it’s really important for buyers to understand the differences that come with country living and to do their due diligence. Every property can be a little different depending on the land, zoning, water supply, and septic system.”
And for those on the other side of the transaction, who may be considering a sale of their Metchosin property, Berger adds, “Sellers should also know that buyers are being much more careful and value conscious in today’s market, so pricing and presentation matter more than ever. Properties that are well cared for, offer usable land, privacy, or ocean views are still generating strong interest.”
