The District of Saanich is a mighty municipality that provides a wide diversity of housing for its residents.

“The largest geographical area in the Capital Region, Saanich is hard to sum up briefly,” notes VanderWal. “We see farm land and rural properties, stunning lakefront and oceanfront homes, denser, walkable community hubs around areas like Cadboro Bay, Mattick’s Farm, Uptown, and UVic, and established residential neighbourhoods tucked into garry oak meadows.”
In Saanich, the average price of a single family home in the first quarter of 2026 was $1,483,684. For the same period, the average price of a condo was $641,684, and a townhome was $961,841.
“Even as a core area, Saanich has a feeling of being surrounded by nature, seen in the majestic natural beauty of PKOLS, miles of rugged coastline interspersed with sandy beaches, and many other landmark parks, golf courses, and outdoor spaces,” adds VanderWal. “Homebuyers of many types find enduring appeal in many of the unique pockets Saanich has to offer; Gordon Head, Cordova Bay, Swan Lake, and Ten Mile Point, for instance, each offer a unique flavour, and urbanistas will continue to flock to further development along the Uptown and McKenzie corridors.”
