Buying a home this spring? Questions to consider throughout the process

Published on April 12, 2026

Buying a home in the bustling spring market? There are loads of questions you’ll want to ask your REALTOR®, but there are also questions to ask yourself as you prepare to make one of the biggest purchases of your lifetime.

First, there’s the fundamental questions you need to answer to get started – what your budget is, what location you want to live in, what amenities you need or want, and what type of property will best suit your current and future plans. Will you need a lot of bedrooms? A manageable garden? A suite? An ocean view? No stairs? A south-facing patio?

To sharpen your focus, it can help to create two lists, one for the must haves - those non-negotiables which will help you narrow down your list of homes to view - and one for the nice-to-haves, which are features that would be fabulous to find but not essential. These are some of the details you and your Realtor will use to identify potential new homes.

When you’ve found a property and are considering putting in an offer, there are new questions you might want to ask yourself. Choosing your future home requires blending both practical and emotional factors because as much as a property is a financial commitment, it will also be your home and your personal, private space.

Local Realtor and Victoria Real Estate Board Chair Fergus Kyne helps his buyers find their balance of emotion and logic. Kyne notes, “Buyers can ask themselves, are we more motivated by opportunity? How will I feel if this home sells tomorrow?” Your response to these questions can help guide if the property is the right fit.

What’s it like out there?

The current real estate market in Victoria sits in a balanced position, which means there’s a good amount of inventory and a steady amount of demand. As a potential buyer, you’ll find a good selection of properties to choose from and have time to do your due diligence.

Right now, if you’re looking for a single family home specifically in the Victoria Core, there are approximately 450 properties to choose from, ranging in price from $700,000 up to $28M.

Condo shoppers in the Victoria Core have approximately 580 properties to choose from, starting in the $200,000 range up to $4.3M.
